In an effort to further assist our customers, the Office of Zoning now has a DERM representative
at the City of Miami on Monday, Wednesday, and Friday from
8:00 a.m. to 3:00 p.m.
The DERM representative will be able to process Certificate of Use applications and answer
minor/preliminary questions from customers.
Miami 21 became effective on May 20, 2010. All
permit applications received subsequent to this date
shall comply with and will be reviewed according to
the new regulations.
Miami 21 represents the "Miami of the 21st Century"
and entails a holistic approach to land use and
urban planning. It will provide a clear vision for
the City that will be supported by specific
guidelines and regulations so that future
generations will reap the benefits of well-balanced
neighborhoods and rich quality of life. For more

In order to ensure that adequate zoning information
is available for development activity that is
proceeding under the prior zoning code, this website
will continue to offer links to both Zoning
Ordinance 11000 and the newly adopted Miami 21 Code.
What is the Office of Zoning responsible
for?
The City of Miami Office of Zoning provides policy
guidance for the future development of the City of
Miami by interpreting and administering the Zoning
Ordinance and other City, County, State, and Federal
regulations pertaining to the land development
regulations for the construction of buildings in the
review of building plans. The Section also issues
Certificates of Use, Temporary Permits and
approves Alcohol and Tobacco applications.
